Fire projects and maintenance
Planning a fire-system installation: project brief, works and handover
For a new tenancy, change of use or equipment renewal, establish the design and connections to existing building systems first. A project brief should connect drawings, materials, access, tests and documents before installation is scheduled.
Fire system installation and alterationsConfirm the design basis and drawing revision
Provide the premises use, floors, existing equipment and proposed layout, together with written requirements already received. Identify design responsibility, statutory submissions and site installation separately. An installation quotation should make clear which professional appointments and authority processes are included or arranged by others.
Record issue dates, drawing revisions and unresolved decisions in the brief. When partitions or ceilings change, ask the responsible designer to review installation effects before notifying the trades. Maintain one identified construction revision so separate teams do not work from inconsistent layouts.
Allocate installation interfaces
The survey should identify connection points, working space and existing equipment condition. Record inaccessible rooms, concealed routes and unconfirmed capacities as outstanding checks, assigning a person and decision point for resolving them before dependent work proceeds.
Use the interface table at the pre-start meeting. Include cross-trade items in the quotation or meeting record, especially power, ceiling openings, drainage and integrated operation. Written ownership helps the team distinguish an unfinished dependency from a contractor's completed installation task.
| Interface or stage | Confirm before work |
|---|---|
| Existing systems | Connection points, affected scope and management agreement. |
| Power and signals | Parties supplying, connecting, testing and witnessing. |
| Ceilings and making good | Openings, maintenance access and checks before closing up. |
| Shutdown and restoration | Affected installations, reporting, notices and restoration checks. |
| Testing and delivery | Test plan, attendance by connected trades and document list. |
Agree completion records at the outset
Ask for the sequence of testing, corrections, retesting and document delivery. Where existing installations are shut down, the responsible contractor should address applicable connected-system assessments and notices. Check building-management access permission and statutory procedures separately rather than treating one as evidence of the other.
At handover, reconcile the inventory with installed items, labels, as-built information and outstanding actions. A new-building acceptance process has its own project-specific submission and inspection arrangements. Establish the applicable document route for this installation rather than applying one form list to every alteration.
Prepare these details for your enquiry
- Premises use and current construction drawings
- Design, submission and installation responsibilities
- Connection points and outstanding checks
- Trade-interface and shutdown plan
- Testing and completion-document schedule
Common questions
Should a changed partition be reviewed?
Give the revised layout to the responsible design and installation parties to review coverage, connections and applicable procedures, then update the construction revision.
Are electrical and ceiling works included?
Confirm them individually. Allocate power, openings, maintenance access and making good to a named trade and state the included scope.
Discuss installation and a project survey
Send the premises use, layout and intended work window to review the existing systems and coordination.
- Review drawings and connections
- Define installation stages
- Agree testing and handover
