What affects an FS251 annual inspection quotation?
Inspection pricing depends on the installations, testing and site-access requirements. Compare quotations on the same scope, separating annual inspection, defect repairs and certificate follow-up.
- Installation types and quantities
- Tell us which alarms, sprinklers, hydrants, hose reels and emergency lights are installed. Share the latest FS251 or equipment list if available; we can help check the quantities if these are unclear.
- Premises and management coordination
- Identify tenant areas, shared systems, access windows and management testing arrangements. Flag phased or out-of-hours work before the quotation is prepared.
- Existing defects and retesting

Common questions
What is needed for an FS251 inspection quotation?
Start by emailing or calling about your premises and needs. An address, previous FS251, equipment list or photos help if available, but you can ask without them. Pricing depends on inspection scope, testing coordination and site conditions; extra repairs require approval.
Can legacy FS251 forms still be submitted in 2026?
FSD Circular 4/2026 requires preparation and submission through the designated online system from 1 July 2026. The paper and legacy electronic-form transition has ended. New certificates include an anti-counterfeiting QR code for checking their details.
Is FS251 the same as a maintenance contract?
No. FS251 follows specified inspection and testing; a maintenance contract provides ongoing checks, repairs and records.
When may FSI/314A or FSI/314B also be involved?
FSD guidance says that where work changes an FSI layout or the location of fixed equipment, FS251 may need the appropriate FSI/314A or FSI/314B and related plans. The form and process depend on the work and premises regime.
What happens if defects are found?
