Fire projects and maintenance
Fire alarm upgrades: compatibility, interfaces and phased replacement
Before replacing an alarm panel or detectors, review the existing installation and connected equipment. Gather model, zone, event and building information so the proposal addresses compatibility, shutdowns, testing and future maintenance together.
Fire alarm and detection system worksRecord the existing system and the reason for change
Identify whether the trigger is obsolete parts, recurring faults, a fit-out extension or a written improvement requirement. Supply known panel, detector, manual-call equipment and drawing details. If a model cannot be read safely, provide accessible photographs without opening or dismantling equipment.
Give the responsible designer known zone, circuit and connected-system information. Matching brands or similar appearance do not establish compatibility. Existing wiring, communication arrangements and equipment capability need checking against the actual models and their technical documentation before a replacement option is selected.
Build a retain-or-replace interface matrix
Ask the proposal to distinguish retained, replaced and unverified items, with supporting evidence. Where existing equipment is retained, agree the survey and testing needed. A proposal should explain how compatibility is established rather than relying on an unsupported compatibility label.
Where interface tests need other trades, name the equipment custodian and witness arrangements. Define tests for the agreed external signals and interactions as well as the new panel. This makes the acceptance scope clear to management and each connected-system contractor.
| Review item | Proposal should establish |
|---|---|
| Panel and field devices | Actual models, compatibility evidence and retain/replace scope. |
| Cables and routes | Available records, investigation areas and new wiring. |
| Connected operation | Signal schedule, responsible trades and joint test scope. |
| Phased works | Affected scope, notices and restoration checks for each stage. |
| Future support | Operating records, parts arrangements, warranty and maintenance scope. |
Agree shutdown and testing before replacement
FSD Circular 2/2026 addresses connected-installation effects when systems are shut down. Include phased works, management notices, applicable reporting and restoration checks in the programme. A short replacement window still needs a review of the affected scope and required arrangements.
At handover, obtain the checked device and zone schedule, test results, updated drawings and operating information. Identify any older devices left for later replacement, including their locations, condition and next actions. Keep responsibility for the combined installation clear during a phased upgrade.
Prepare these details for your enquiry
- Upgrade trigger and fault history
- Panel, device and drawing information
- Retain/replace schedule and compatibility evidence
- Interfaces and phased shutdown arrangements
- Joint tests and updated records
Common questions
Can detectors be retained because they are the same brand?
Check the specific models, system documentation and site conditions. Ask the proposal to state the basis for retention and the tests to be performed.
Can the replacement be phased?
The responsible parties need to assess interfaces, safety and restoration for each stage with management. Equipment quantities alone do not establish whether phasing is feasible.
Discuss an alarm-system upgrade
Send models, drawings and the reason for upgrading to arrange compatibility and interface review.
- Review existing equipment
- Define upgrade and interface scope
- Coordinate works and tests
